Living in La Gomera

La Gomera is a small island in the province of Santa Cruz de Tenerife, and INE's own hierarchy divides it into six municipalities, with San Sebastián de la Gomera as the principal town. The most important thing to know before you start looking is that we cannot tell you what property costs here. Idealista lists all six Gomeran municipalities in its province selector and publishes a price for none of them.

INE's Censo Anual de Poblacion put 22,560 residents on the island at 1 January 2025. Subtracting that table's Spanish-nationality count from its total leaves a little under a fifth of them holding foreign nationality; on the companion born-abroad table, the share is rather more than a quarter. German nationality is the largest foreign nationality INE publishes here, ahead of Venezuelan and Colombian. The pattern is uneven: on the nationality basis Valle Gran Rey is more than a third foreign, Agulo under a tenth.

So the market comes with a hole where its headline number should be. The only Idealista figure that contains La Gomera is the Santa Cruz de Tenerife province average, and that is dominated by Tenerife, so treat anyone quoting it as a Gomeran price with care. We have also not been able to establish published climate normals for a station on the island. Expect to do your own comparison work, on the ground.

The upside is real. So is the downside. Both matter more than any brochure will admit.

The case for

  • Sea links out of proportion to the size

    Fred. Olsen Express's own destination list names three Gomeran ports, and Armas Trasmediterranea's routes page pairs San Sebastián de la Gomera with Tenerife, Gran Canaria and La Palma. For an island of this population, that is a lot of water traffic.

  • A hospital on the island itself

    The Servicio Canario de la Salud's hospital list of March 2025 includes Hospital Nuestra Señora de Guadalupe in San Sebastián de la Gomera, so the SCS list places a hospital on the island itself.

  • An airport of its own, in Alajeró

    Aena places La Gomera airport in the municipality of Alajeró, in the south of the island, and counted 128,341 passenger movements there across the full year 2025. Modest, but it is there.

  • A foreign mix that is not mainly British

    INE's Censo Anual nationality table puts German nationality first among foreign nationalities on the island at January 2025, ahead of Venezuelan, Colombian, Italian and Cuban, each of which it also counts above British.

  • Valle Gran Rey is the international end

    On the nationality basis, INE's Censo Anual makes more than a third of Valle Gran Rey's 4,805 residents foreign at January 2025, the highest share among the six municipalities that table publishes for the island.

The case against

  • No published asking price, at any level

    Idealista prices none of La Gomera's six municipalities, defines no island tier for Spain, and therefore publishes no district or barrio figure either. That portal gives you nothing to check an asking price against.

  • The province average is not the island's price

    The only Idealista figure containing La Gomera is the Santa Cruz de Tenerife province average, which is dominated by Tenerife. Anyone quoting it to you as a Gomeran number is quoting a different island.

  • Climate normals we have not been able to establish

    Our guarded requests to AEMET's normals service for a Gomeran station returned another island's station instead, so we cannot show you normals here. We will not substitute a Tenerife station to fill the gap.

  • No rail service we have been able to find

    We have found no rail service on the island in any listing we checked, and no source we found states positively that there is no railway. Either way, do not plan around a train.

  • Specialist referrals cross the water to Santa Cruz

    The Servicio Canario de la Salud names the Candelaria complex in Santa Cruz de Tenerife as the reference hospital for the La Gomera health area, so a referral beyond the island's own listed hospital means leaving the island.

Where you might be better off elsewhere

La Gomera is a poor fit for a buyer who wants to check a number before making an offer. Idealista publishes no asking price at any level here, no climate normals we have been able to establish, and no rail we can point you to. If any of that matters more than the island itself, look elsewhere first.

Tenerife sits in the same province and does have published municipality prices, and it has a tram that runs: Metropolitano de Tenerife operates two lines between Santa Cruz de Tenerife and San Cristóbal de La Laguna. On Gran Canaria, Idealista prices Las Palmas de Gran Canaria and its districts; the island has no rail service, its train still a project rather than something you can board. Lanzarote is a different proposition again: INE's Censo Anual makes it close to a quarter foreign on the nationality basis at January 2025, well above La Gomera on the same measure.

La Gomera suits the buyer who has already been, who wants a small island with its own hospital and three Gomeran ports on Fred. Olsen's own list, and who accepts that the homework here is theirs to do.

What does property cost on La Gomera?+
We do not publish a price for La Gomera, because Idealista does not publish one. Idealista lists all six Gomeran municipalities in its Santa Cruz de Tenerife province selector and prices none of them, so there is no district or barrio figure either, and its 2026 methodology defines no island tier for Spain at all. The only figure that contains the island is the province average, which is dominated by Tenerife. Treat any quoted Gomeran average as unsourced until someone shows you the sales behind it.
How many people live on La Gomera?+
INE's Censo Anual de Poblacion, table 68531, counted 22,560 residents at 1 January 2025. That is the operation we quote throughout this page, and every share on it is worked out inside that one operation. INE's padron publishes no island row for the Canaries, only provinces and municipalities, so a padron figure for the island has to be added up from its six municipalities. Doing that gives 22,442 at the same date. That sum is our arithmetic, not an INE publication.
How many residents are foreign?+
It depends which definition you use, and the two are far apart. Neither INE table publishes a foreign total, so both figures here are derived by subtraction from INE's published totals. On the nationality basis, the Censo Anual leaves 4,155 people of foreign nationality at 1 January 2025, a little under a fifth of the island. On the country-of-birth basis, the companion table leaves 5,996 people born outside Spain, rather more than a quarter. Both are true. Anyone quoting one without saying which is telling you half of it.
Which hospital would I be referred to?+
The Servicio Canario de la Salud's hospital list of March 2025 includes Hospital Nuestra Señora de Guadalupe in San Sebastián de la Gomera, on the island itself. For care beyond it, the SCS names the Complejo Hospitalario Universitario Nuestra Señora de Candelaria in Santa Cruz de Tenerife as the reference hospital for the La Gomera health area, and Candelaria's own current page repeats that. This is not what a map suggests: La Palma's reference is the university hospital in San Cristóbal de La Laguna instead.
How do you reach the island?+
By sea, mostly. Fred. Olsen Express's own destination list names three Gomeran ports: San Sebastián de la Gomera, Playa Santiago and Valle Gran Rey. Armas Trasmediterranea's routes page pairs San Sebastián de la Gomera with Los Cristianos on Tenerife, with Las Palmas de Gran Canaria and with Santa Cruz de La Palma. There is also an airport, which Aena places in the municipality of Alajeró and at which it counted 128,341 passenger movements across the full year 2025. We publish no frequencies, timetables or journey times.
What is the climate like?+
We have not been able to establish published climate normals for a station on La Gomera. We identified a station code for San Sebastián de la Gomera, but our guarded requests to AEMET's normals service returned another island's station instead, and searches surfaced Gomeran station pages only under the current-observations service, which is a different product. That is a failure on our side, not a statement that nothing is published. We will not fill the gap with a Tenerife station, and neither should a listing.
Is there any rail on the island?+
We have found no rail service on La Gomera in any listing we checked, and we want to be precise about what that means. We could not obtain a positive statement from Adif, from the Gobierno de Canarias transport pages or from ISTAC's transport statistics that the island has no railway, so what we are reporting is an absence from listings, not a verified fact about the ground. For a buyer the practical upshot is the same, which is to plan around roads and the ferry ports.
Which part of the island is most international?+
On the nationality basis, and within INE's Censo Anual at 1 January 2025, Valle Gran Rey stands out: more than a third of its 4,805 residents hold foreign nationality. San Sebastián de la Gomera, the largest of the six municipalities that table publishes at 9,665 residents, is about a seventh. Agulo, the smallest at 1,080, is under a tenth. Those shares are derived by subtracting the table's Spanish-nationality counts from its totals, and they are not comparable with a share worked out from any other operation.
What are the costs of buying property in La Gomera?+
When buying property in La Gomera, budget for property transfer tax (ITP) of 6,5%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Canarias rather than nationally, and reduced rates can apply for main homes and younger buyers. The Canary Islands sit outside the EU VAT area, so a new build in La Gomera pays IGIC instead of IVA: 7% general, 5% on a main home, 3% for qualifying buyers and 0% on VPO under the regimen general, plus AJD stamp duty of 0,75% (0,4% on the mortgage deed). IGIC and transfer tax cannot both apply, so a resale pays transfer tax and no IGIC. That is a difference on this line only, not a claim that buying here costs less overall. What are the ongoing costs of owning property in La Gomera?+
Annual property ownership costs in La Gomera include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of La Gomera within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in La Gomera?+
When selling property in La Gomera, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Canarias as anywhere in Spain. Plusvalia municipal is set by the town hall of La Gomera and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in La Gomera no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
